PUD Form for refinance - HOA is charging $250 to complete a form

Hi Daniel, I've assisted several folks refinance a row home and thus far I've not had to have a completed PUD form as part of the approval process--we just request our mortgagee info be included on the HOA master insurance policy as Henry referenced. I did learn of the HomeBase HOA fee back in January when I was assisting on a Mueller refinance and even made the comment at that time to the folks at HomeBase that it would be a good idea to make that "public knowledge" to all the affordable row home owners by whatever means possible. I also know that by in large Alliance will charge for most anything and I am afraid you are going to have to bite the bullet and pay the fee unless you can get a board member to waive it and check with Jennifer Harvey like Betsy referenced. Still a Great Time to Refinance!

It has been awhile since I've made a post and it is long overdue! Many thanks to the Muellerites that have used my services on a refinance and double thanks to the Muellerites that have used my services a second time. Mortgage rates are still near record lows including the low water mark for 2013. If you have not refinanced it is certainly a great time to explore doing so. Even if you have refinanced it still may make sense to refinance once again. Mortgage Rate Update - FED Meeting Impact 8/9/2011

Hi again Muellerites, History is repeating itself once again as mortgage rates are nearing our lows seen in the latter part of 2010. Famed investment bank Goldman Sachs is predicting this morning that QE3 is likely coming. QE stands for quantitative easing. For humorous insight on QE2 see the YouTube video from 11/11/2010 (disclaimer: has potty language and political commentary) http://www.youtube.com/watch?v=PTUY16CkS-k Last year mortgage rates moved lower on the "rumor" of QE2 and moved higher on the actual "news" of the announcment on 11/1/2010 and when they moved higher they did with a vengeance rising 1.25% in just 6 weeks. Mortgage rates are highly dependent upon Fannie Mae Mortgage bonds which are bought and sold on Wall Street (and to a lesser degree the 10 Year Treasury note) and we are on a nice rally and all good things must come to an end... It is interesting to note that mortgage rates have been at their all time lowest levels when the FED is out of the market and as of right now they are b/c QE2 came to an end on 6/30/2011. If QE3 is announced to bring calm and stability to the stock market we should expect this year's move lower for mortgage rates to be much shorter. PIMCO's Bill Gross, the worlds largest bond fund manager, tweeted on June 22nd that QE3 would be hinted on August 26th when the FED meets at Jackson Hole, Wyoming. We all know what the stock market has done since that time... If you would like to have a refinance analysis done, I have a no weasel clause which means no pressure and strings attached for your analysis. As of today we are again revisiting our mortgage rate lows for 2011, with 15 year fixed mortgages hitting 3.75%. Last Friday's jobs report was a stinker and that has caused a lift from Wall Street jumping on the safe-haven investment of mortgage bonds, which are directly tied to the pricing of mortgage rates. Hi Mr. Home Inspector,I've had the privilege to help several of the great folks in the Mueller community with their mortgage financing. As a result, I joined the "community" on citiCite. I would love to know if you are a HERS rater b/c right now I am trying to get to know a good HERS rater to have clients call b/c of the required need of a HERS audit for FHA energy efficient mortgages which allow borrowers to finance a certain $ amount of improvements. While we've had mortgage rates lower the last half of 2010 they are still very attractive heading into 2011. One of the more popular options I am reviewing for candidates is a "no cost refinance." While there are certainly costs associated with refinancing, in this example I cover all of them and often times we can still reduce the rate and overall payment. In short, you don't add back a dime to your mortgage but still drop your monthly payment so it makes for a win/win! Smitty!We are in the middle of refinancing our home, thanks to you.
