I get the gap argument to an extent. There certainly are not TONS of homes available between the affordable level and the first level of market rate. The lofts address the gap to an extent (priced $100s-400s) and Meritage addresses the gap also with their floorplan that starts at $218. [SNIP]

BTW, we have an APD candidate looking at one of our townhomes currently.

I would say that *by definition* there are no homes between affordable and first level of market rate. That's what The Gap is.

I'm pretty sure the $100s lofts are the ones in the affordable program. I have no doubt that there might be an APD officer who hit the appreciation jackpot or in some other way can afford a 300K house. What those of us concerned about The Gap want is for there to be a place for typical fireman, teachers, etc. I.e. the middle class and their families. Of course this is a problem in Austin more generally as well.

A completely different topic - I'm curious to see what 'contemporary European' means, but certainly welcome some architectural diversity.

Chris,

Come by the model and see our preliminary designs. I'd greatly value your feedback!

It looks like Streetman are going to be heavily oversubscribed again on their new releases like they were with the 45' lots opposite the pool.

There are 16 homes in the 260k-350k range, and to get on the list to choose one, you need to get a $5000 earnest money check to Bob Brock from 10am on Saturday August 31st at the Streetman Homes model.

I would anticipate a stampede judging by the response to the plans. Someone should go and sell coffee and donuts to the people camping outside the front door on Friday night!

cheers

Garreth

I have to admit that I wasn't at the door to sell coffee and donuts while people waited.

Streetman is having another sign-up opportunity this Saturday at 10am for buyers for the new town homes. Apparently the earnest money is $1000 so they are certainly more accessible.

thanks

You guys aren't kidding about these being "open" floorplans. The look is also very different from the Weekley product. More modern and European (as Felicia said); less Craftsman-y. That makes sense with the concrete floors. The flat roofs are a bit of a concern. That, combined with the A/C on the roof, will require some careful attention to detail by the architects.

All in all, this is a welcome addition at Mueller. The more architectural diversity we get, the better. I hope the builders follow suit in later phases by mixing up the "look" of the houses they offer.

Since they're not absolutely finalized yet, the floorplans are available for viewing only at the Streetman model. They're happy to show them to anyone, even just the curious.
