I wanted to let everyone know that we have just announced our new townhomes for phase II! They are really cool -- contemporary European style. Nice sized courtyards with no A/C unit taking up the space there. Priced $250-325K. There are only 16 of them for phase II and judging by how fast the smaller homes on the 45' lots went, I don't think they will last long. The new plans are in the model.

At the last RMMA meeting, there was a fancy presentation posted about how Mueller was going to look into other housing designs to make homes more affordable to address the income gap. But unless there is some enforcement from city council, and/or Catellus, it is going to be more of the same. This announcement makes my point.

My $0.02: There needs to be a set quota (or percentage) of home sites that are designated as 'income gap' houses. If we can't trust the builders to build designated affordable homes without the designated percentage, when why should we trust them with providing solutions to address the gap without some sort of enforcement?

If I am wrong, I apologize and am open to correction. But if I am not mistaken, this is/was public land. The builders will not settle for lower profits by building homes that address the gap unless someone is there to pressure them into it. I feel that there should be some pressure from city council or some governing authority to ensure that the middle income earners are represented in the sale of home sites at Mueller.

We need to make sure that the teachers, firefighters, and police have a solid shot at a home in Mueller.

I get the gap argument to an extent. There certainly are not TONS of homes available between the affordable level and the first level of market rate. The lofts address the gap to an extent (priced $100s-400s) and Meritage addresses the gap also with their floorplan that starts at $218. These townhomes from Streetman are even a step towards that by offering high quality homes smaller in scale and therefor at a lower sales price than Streetman's yard homes. I know it is not perfect in that there are not an equal number of homes in the lower market rate range, but there have been steps to help correct that.

BTW, we have an APD candidate looking at one of our townhomes currently.

They are on Berkman Drive between Antone and McCloskey. Sets of 5, 6, and 5.

1500 sq.ft up to nearly 1800. Lots of flexible, open space. I have to say I was really impressed with them. Big courtyards, too. Come look at the preliminary plans.
