My husband and I are relocating from Chicago and are interested in the 1903 plan or possibly the 1904.

1903 - We really like the open space and all bedrooms upstairs as well as large yard. I am a bit scared that the plan does not get much sun. Can anyone tell me about their experience with this plan? Also what is your thought about closet space? Doesn't seem to be much....

1904 - Really like the 4 bed plan with loft but can't get ove the bottom floor layout. Living room seems small, walk through kitchen with master bedroom off of and dining room a ways from the kitchen with door going directly out to the garage. We don't use a formal dining room but more of a breakfast table which this doesn't have option for in kitchen. Just doesn't seem well thought out. Any thoughts or opinions on this layout for those of you who bought?

We have the 1904 plan. It fits us great. It is a little different and not for everyone though. Here are the things we like about it:

~Love being able to look onto the courtyard from every room in the house. We will love this even more when we landscape it better :)
~I do like the kitchen and the living room separated a bit. My sink is not always empty (gasp!) and I like to not have it on display in the living room.
~We aren't formal dining room people either. We eat most meals at the bar in the kitchen. We have the dining room as a homework/craft/computer area. It really provides another "living" space for us. One that we can also eat in if we want to.
~The loft upstairs is a MUST for us. As the bedrooms are pretty small we needed to have that space for the kids' toys.
~Love having the 4th bedroom for guests or the option to move one kid in there if we need to later on.
~We have the Nelson with the upstairs balcony on the front. We really, really like this extra space. We eat out there from time to time.
~I like that (in theory) all of the adult stuff is downstairs and the kid stuff is upstairs.
~Kitchen might seem small, but is really functional. There are a lot of cabinets in there.

Things we don't like:
~Would put an entry light on the ceiling when you first walk in. We didn't realize that the one that hangs over the stair well would not be enough with the walkover that creates a ceiling over the entry.
~Closet space!!!!! Hello? Not much. I would ask M to put (or do after) a closet under the stairs with a half door. A neighbor with this plan on Emma Long did this and it looks great. We plan on doing this as well after we do the wood floors.
~M did not provide attic stairs to the attic over the garage. Since that is really your only attic, you will have to do it after you close unless they have since changed this. We did it after we moved in. I think it was around $800 total including putting flooring into the attic and the cost of the pull down stairs. Totally worth it. This with the under the stairs closet will solve the closet space issue IMO.

Only other thing that really bugs me is not particular to this plan. I think the exhaust over the stove is not too pretty. I would upgrade to the micro/exhaust that they offer.

Hope that helps with your decision. I also love the 1903 plan, but the playroom upstairs is just a must for us.

I'm a bit confused - what are Meritage's 1903 and 1904 in bochure terms: Armstrong and Nelson, or Royal/Benson and Armstrong/Nelson?

1903 is Royal/Benson and 1904 is Armstrong/Nelson. I think there may be a few more elevation names for each plan now, but those are the ones for phase I. 1903 is the one you have, Henning.

Thanks for clarifying, Felicia!

To answer thelombardos' questions about the 1903:

- It's correct that the yard doesn't get a whole lot of sun (my yard faces west). Given the Texas summers, I'm not sure whether this is a bad thing. It definitely influences what you can plant in the yard.

- The master closet is indeed pretty small, esp. compared to the size of the master bedroom. It's not a problem for me as I'm using a large armoire that I brought from Germany.

- One nice thing about the 1903 is the number of hallway closets (one per bathroom) and the large storage space under the stairs.

Maybe we should start a Wiki documenting our experiences with the various floorplans, as well as recommended options ...

Heya, we were in the same boat. We wanted the 1904 because of the loft space but did not want a master downstairs. The 1903 was our choice, and we decided to go with the loft option instead of the 4th bedroom. We then negotiated (shh, don't tell) to have the wall completely removed so that when you come up the stairs - BAM - there you are in the loft, just like in the 1904. After closing, we are installing an extension of the 2nd floor over the foyer, like in one of the 1904 designs (I do not remember which one). We are at 2216 Antone if you want to take a peek.

when you extend the loft floor over the foyer, make sure to put a light on the ceiling of the first floor under that extension. We have the 1904 plan with the balcony so the landing goes over the entry. We didn't think to put a light there and it needs one.

thanks all! we are about 1 month from moving down there. hopefully in a rental unit for a few months until our home here in chicago sells. i think we'll have to end up in a meritage home bc of the availability of their inventory homes. probably leaning 1903 i think. we are coming from a loft and like the openness. we might have a problem with the layout of the 1904 downstairs. will need to find a 1903 with a third bath downstairs which could be tough but we need it. thanks for all your help!
