Inspectors?

Greetings. My wife and I are hoping to move into Mueller by late March or early April. We understand that our builder will offer us a listing of inspectors, but frankly we'd like to find someone who was not recommended by the builder. Do any of you have a good recommendation for an inspector who provides a competent and complete critique of the home we are planning to buy?

We used this guy for our frame group and plan on using him for our final as well. He's inspected several other Mueller homes. We were very happy with him.

I asked the first question about Inspectors and wanted to give some followup for those who may have similar questions. We took the recommendation to use Glen Davis as our Inspector. He gave us a time which we cleared with the builder and he showed up on time. We joined him about an hour later and he was about 75% complete. He gave us a complete verbal report about his findings, took us up in the attic to see and hear his explanation for findings there. He followed up that evening with a complete written report that we have now shared with the builder.
He saw lots of things that we candidly would have never noticed. We actually went into the house next door to do an exterior visual inspection of our house and saw lots of issues that we would not have noticed otherwise. He did not do "cosmetic" findings, but did occasionally point out missed paint spots that my old eyes would have not seen by casual inspection.
He had several corrective suggestions, but found the house to be generally acceptable from an inspection standpoint. He gave us advice on things to look for as the house ages and now our challenge will be just remembering what he was able to share.
We will bring a copy of his report for the "independent inspector" selected by the builder so that he can benefit from our inspector's findings.
I'd recommend him highly and appreciate the referral. Hope this helps others getting ready to enter this phase.

We also hired Glen Davis as our 3rd party inspector (final construction phase) and would highly recommend him. He walked through each room of the house with us, noting code violations and safety concerns, and pointed out cosmetic issues (that we would not have noticed otherwise) to raise with our builder. We felt he was very competent, thorough, and helpful.

I have used many inspectors and Glen Davis is very good.
I used him for my pre drywall and he did a great job.
I also recommend Rodney Nelson (512)413-7308. He is very good but considerably cheaper. I have had 30+ clients use him with great results.

Glen was a huge asset for us... he also helped out 3 of my co-workers in different communities. We all have the same sentiment - you can't go wrong with Glen!
btw, I think Glen should start paying the Mueller POA each time his name is mentioned here... or he should at least bring beer to the block party!!

Well, we had our builder's inspection this morning. First thing out of the inspector's mouth was "This is not an inspection, it's an orientation." The gentleman was cordial and he told us about where to find important information like the list of subcontractors and how to unstuck the garbage disposal. He also gave us useful suggestions on when and where to pour bleach in the air conditioning drainage pipes. He also walked with us through the entire house to mark visible deficiencies with blue painter's tape. He seemed appropriately critical of problems not yet corrected by the builder. He gave us a copy of a three page form that he filled out and had us sign. The form orginal will go to the builder.
I brought my Glen Davis report with me and noted areas where the builder had already corrected his findings and noted others that had not yet been done. The builder's orientation "inspector" seemed to agree with some of these findings and noted them on his form and disagreed about others. I will meet with the builder later to review our 3rd party report (the one done by Glen Davis).
I'm still trying to process all of this information, but it is abundantly clear that each buyer should get their own inspector to inspect the home on their behalf. I'm glad we did.
The builder seems responsive, but their interest and the buyer's interest are not always the same. Hope this is helpful.
