I had/have one in my yard as well. Mine is in the back, about 5 feet from the house. Just far enough away that it is inexplicable, according to the crew who came and dug up the hole a few months ago trying to figure out what was wrong. It started as a swampy patch and got worse the more we walked on it, but nothing was solved by digging it up and putting new sod down. I noticed recently that the ground was a little soggy again, and we're kind of at a standstill on what to do about it since neither the workcrew or our warranty manager has a clue what's wrong. I have a David Weekley - what builder did your house?

We're with Meritage. They haven't looked at it yet, but it doesn't sound like they're going to know what to do if they couldn't fix yours. Ours is dry, though, so it seems like they could just come in, peel back the sod, and fill in the hole with more of that clay-ey stuff that makes up our lot. Yours sounds like a sprinkler leak. Have you checked that?

I had a similar problem with the ground next to my house on both sides. My inspector thought it was the loamy soil they used, combined with the complete lack of rain while they were building my house (August-December 2008). He recommended replacing the affected soil with crushed limestone for several inches. This solved the problem, but may not work for you since not much grows there (which is fine right next to the house).
Maybe a base of crushed limestone followed by compacted dirt with sod on top?

I also am the owner of a sink hole on Camacho street. My Inspector called it out pre closing. I had a sunken swampy patch in the center of my little yard. Meritage came in and added soil under the sod to raise it, but after that it never did dry out. My fear had been that I had a sprinkler system leak, but turning the system off ruled that out. In my old neighborhood in RR when the streets starting cracking and sinking they had to come in and do repairs because they said there were "caves" underneath the ground. Though that wouldn't explain the wet spots in the yards... It makes me worry about my slab!

This morning my bf spotted a sink hole in the park at the corner of 38th & Manor. You could see it from the street.

An update to my earlier post - with the heavy rains over the weekend, my problem returned. I'm not sure I would call it a sinkhole, but the ground right next to my house gets very mushy - my 60lb dog walked on it, and his paws sank in several inches. Anybody else having this? I have a 2nd phase Weekley home, and did the mulch on the side yards. FWIW - the sodded turf next to my garage in the back yard is fine.

We had a swamp more than a sink hole. I have a meritage in phase I. After several months of trying to figure out what was causing it, we have finally determined that it was a faulty sprinkler head. Seems to be drying up now and no longer a swamp. We are waiting a few more days just to make sure.
