Not to completely derail the conversation here, but did anyone else notice the potential for a "cocktail lounge" at the hangar/Mueller Central?

Wow..had not heard that. Is this legit?

I heard some discussion at the last Master Plan overview meeting about the Tower being a " martini bar" but I think that was just wishful thinking from that resident.

Although I would be all for the tower converted to some form of restaurant/cafe/lounge. Not specifically the tower structure...too small...but add another building to it's base that works with the current architecture. Of course I would be so spoiled living a 1/2 a block from such a delightful perk. Any more discussions about the tower?

But back to your cocktail lounge at the hangar/mueller lounge...Tell me more!

Good discussion going on here. Thanks for posting the comparison image of the current and proposed plan.

The thing I find myself asking as I compare the current and proposed plan is: With less "yellow" on the map for residential, do you think that the impact of the proposed change will be to make Mueller less "family friendly" than previously planned?

I just noticed that it is online as well:

Edit: I should have looked at the link before posting, it appears that it is still not available on the website (although the comment period ends on Monday!).

I have uploaded the important pages to the pictures section: http://www.muellercommunity.com/index.php?module=Photos&op=album&albumID=11&page=1 http://www.muellercommunity.com/index.php?module=Photos&op=album&albumID=11&page=1

The maps are the same as the short document that has already surfaced. The two charts I uploaded are the most important aspect of the PUD change.

Chris Bradford on his Austin Contrarian blog has posted a nice feature on the PUD changes and offers his thoughts on their benefit to the Mueller Town Center:

Here are images of those new housing types. Would these finally satisfy Chris Cosart??

I’ll have to get back to you after we’ve moved into our garden court row house.

Seriously though, I’m not trying to be a wet blanket but we’ve heard all this before – the whole Mueller concept was sold to the Austin citizenry as for all incomes, not “everyone except middle income families”, and then phase II was going to address the gap, and then it was the Mueller houses. So as our former president once wisely said, “Fool me once, shame on you, fool me twice, shame on… shame on… shame on… You can’t get fooled again!”

So the concepts look nice, but I’ll wait until they are actually offered at Gap closing prices with family friendly layouts before I declare The Gap closed.

And I’d like to say too that it’s not just me that’s riled up over The Gap and the broken promises. There are a lot of people who had/have the same feeling my family does of being misled and strung along. I’m just the one who, wisely or not, has chosen to discuss it in this and other forums. Some of the other disgruntled gapsters I know personally, independent of Mueller, but I’ve also gotten emails of support from people I don’t know and even occasionally upon meeting someone in person. Unfortunately, most of them have written off Mueller, and for that matter central Austin in general.

Anyway, I would like to point out that I suggested garden court row houses quite some time ago:

And that was for free. I suspect ROMA charged a lot more. I need to find a way to get a cut of that action.

I would argue that affordability is the key to keeping it family friendly. As many central Austin neighborhoods, and entire cities like SF move toward becoming largely childless, the underlying cause is usually families simply can't afford to live there any more. With rumors of Phase III prices going up 30%, I wonder how many of the current Mueller families with kids would be priced out had they not already bought. I also wonder if the economic situation will lead to fewer families with kids who hit the sweet spot of qualifying for affordable housing, while still being able to actually afford the affordable housing.

Without a critical mass of families, neighborhoods can become kid hostile pretty quickly. We experienced the problem at an apartment complex where we were the only ones with kids, and I've heard of others in central Austin who were literally told by their NA "85% of us don't have kids, tell us again why we should care?"

Now, it is a leap for some to think of raising kids in a place that isn't a single family home with a yard, even a Mueller-sized one, but many thought no one would want the houses in Phases I and II either....
