So, where I see "2012 Exemption Amount" they are deducting value on the taxable value? In other words, they DID credit me for the exemption on the solar, and STILL my value is going up almost $40,000???

That is probably correct. The Total Market Value line shows the valuation of your home with the value of the solar included. In the grid below, the 2012 Exemption Amount shows the exemption value for each taxing entity. On ours, the amount on the City of Austin line is the entire value of our solar. There are additional exemptions under the other taxing entities (probably due to our homestead exemption). Hope that makes sense.

Just spoke to TCAD rep and learned the following:
- value of solar system was added to value of house & lot
- value of solar system was included in "2012 exemption amount" for each of the 5 taxing authorities. On our form it was added to "HS (homestead)", "OV65 (over 65 years)" and "SO (solar)" so each taxing authority shows the total exemption amount - no details
- it required the call to TCAD to understand each taxing authority's exemption detail (they're all different)

I am starting the protest process since my proposed appraisal value went up $50,000 with the addition of solar panels. I know some of you have been successful in preparing for the protest meeting. I wondered if any of you had suggestions about where to turn to find information on comps for similiar properties. I saw on the TCAD site that the information may or may not be accurate and that the info can't be used in filing a protest.

Hi Ron,

We've protested the last 3 years in a row at Mueller and have had no issues winning.

Just bring the facts and compare apples to apples. Specifically, know your comps. Living in a neighborhood with model/track homes makes this job much easier. If you can find the exact same model or even one by the same builder that has bigger square footage and is cheaper in value then you'll be all set.

Fortunately, there are 3 houses on my street or near by that fit this exact bill. It results in a no contest with TCAD. They can't argue why you're paying more for the exact same house (or smaller one), constructed in the same year by the exact same builder. Additionally, it doesn't hurt to bring in photos too; however, last year TCAD finally added exterior property photos (sort of looks like Google Street view).

If you have this data I recommend doing the INformal protest. It's much more relaxed, laid-back understanding environment vs. the formal, which is a panel of assessors.

Lastly, if you haven't already you can grab all your data from TCAD's website (search appraisal role). Just look up your comps and print out the appraisal role before going to your protest hearing:

We had a very successful informal hearing yesterday. Only needed to show one comp, a larger house up the street, same builder. That was all we needed. Took off $25k just like that.


One hour= $25,000= worth it.

While I was gathering data for my upcoming informal hearing, I found that many of the houses listed in the comp TCAD sent me last week already have their market values lowered by 3 to 4 thousands dollars. The values for a couple of the houses did go up higher. The TCAD web site still has the original appraised values. I don't think each of the owners for these houses have gone through informal hearing. So I wonder what has happened to cause these lower appraisal values. I think the comp I got is more accurate and will be used by the TCAD program in calculating the comp. Does anyone know why?
