I searched the forum and did not see a thread on this topic so here goes:

I received in the mail an adjusted Notice of Appraised Value from TCAD and my appraised value went up over $30K! A call to the office produced... "I don't see any notes - you should file a protest".

Per Travis County requirements, I sent TCAD my recent solar panel addition so I believe that is what is driving this adjustment but I wanted to reach out to the group and see if anyone else had received a similar notice? I am going to file a protest and welcome suggestions. I don't believe the addition of solar panels warrants this much of an increase.

Did you apply for the Solar Exemption form 50-123? You will have to apply every year, which is ridiculous but Travis County wants you to forget so they can tax us more. You should see exemption SO on your appraisal as well as HS. Look on your appraisal to see that.

I just saved my form/information and will mail in every year at first of year. I received an email about this from Austin Energy. I can forward to you if you like.

Just FYI, we have both the SO and HS marked on our Notice of Appraised Value and it still went up $60,000! Time to learn how to do a protest...

Does anyone have access to the cite for the statute that says TCAD can't raise your value just bc you added solar? I filed the form but TCAD still raised my value the cost of the solar system. Thanks

This is the closest I could find.
Tax Code
Sec. 11.27. SOLAR AND WIND-POWERED ENERGY DEVICES. (a) A person is entitled to an exemption from taxation of the amount of appraised value of his property that arises from the installation or construction of a solar or wind-powered energy device that is primarily for production and distribution of energy for on-site use.
(b) The comptroller, with the assistance of the Texas Energy and Natural Resources Advisory Council, or its successor, shall develop guidelines to assist local officials in the administration of this section.
(c) In this section:
(1) "Solar energy device" means an apparatus designed or adapted to convert the radiant energy from the sun, including energy imparted to plants through photosynthesis employing the bioconversion processes of anaerobic digestion, gasification, pyrolysis, or fermentation, but not including direct combustion, into thermal, mechanical, or electrical energy; to store the converted energy, either in the form to which originally converted or another form; or to distribute radiant solar energy or the energy to which the radiant solar energy is converted.
(2) "Wind-powered energy device" means an apparatus designed or adapted to convert the energy available in the wind into thermal, mechanical, or electrical energy; to store the converted energy, either in the form to which originally converted or another form; or to distribute the converted energy.

Mine went up $30k as well. It always goes up the max every year. That's what TCAD does. They don't look at the homes or know there are a huge mix of homes in Mueller. They seem to blindly look at things and do a massive max appraisal increase.

The past 2 years I have protested I have always gotten them to come down a lot due to this argument. I also take their evidence package and show them that my neighbors around me have the same builder, same material, and same year built and they have way less value per sq/ft.

They of course always point out the obvious houses with high $ per sq/ft but very small actual sq/ft. Those are affordable houses and shouldn't be included in the appraisal.

Anyway, good luck. I didn't know about the tax exempt for the solar so I might be SOL. But I'll argue it all the way.

IMO it's not right to charge someone a fee to live in and on their own property that they pay for! If we don't pay tax/rent we lose everything. Not cool.

Paulsjv - They likely didn't add the solar value to your home if you didn't file the exemption form. Next year they have said they'll add the solar up front, and then we'll have time to file the exemption form. This year, those who filed the form received a corrected notice adding the value of the solar to the overall home value. They also should see the SO indication for the solar exemption, and the solar amount is deducted before the taxes are computed for each taxing entity.

I am guessing SO means a solar exemption? I can't find that listed on the sheet. Ours went up nearly $40K, and all we have done is added solar panels through Pecan Street. Not worth it if we will be paying out all our savings and then some in taxes as a result.

So, where I see "2012 Exemption Amount" they are deducting value on the taxable value? In other words, they DID credit me for the exemption on the solar, and STILL my value is going up almost $40,000???
