Inspection for builder's warranty: worth the money?

Our one year builder's warranty is about to expire and we've been getting loads of mailers suggesting we get an inspection to make sure that there aren't any problems with the house and so that we can "get the most out of our warranty."

Has anyone does this? Does it seem worthwhile?

We had our home inspected before we closed and the inspector found some issues that StanPac fixed. Since then we've had several small things break in the house and one large thing: one of our windows started leaking during a rainstorm. It feels a bit like a scam, but the leaky window got me thinking that there are hidden defects. Of course, if they are hidden, it's not clear that an inspector could help us at all.

Did it. DEFINITELY found it well worth it!

Here is who we used. He has done a lot of homes in Mueller, was extremely thorough and was offering a discount to Mueller residents.

I work with two brothers at the fire department who are home inspectors as a side project. And they are really really good. Jimmy, who I was stationed with for five years, actually felt like the one year inspection was more important than the initial inspection. Jimmy also was the guy who told us that he thought Mueller was a neat place and to check it out when we were looking for a home so we owe him for that. He has obviously done some inspections here before. Joey works at the Dispatch Center right behind Mueller.

They are life long Austinites and really nice folks!

Anyways, if you are interested (and if I absolutely didn't think that going with anybody else would be a step down I wouldn't put this plug in)...

We had our home inspected by Richard Craycroft (mentioned above and who we were very pleased with) at the one year mark. The inspector didn't find anything major, but found a few smaller things that David Weekly did come and fix. If I had ever gotten around to making those small fixes it would probably have cost me about the same amount of money as having the inspector out in the first place ($325). I was glad to have it done, felt like I broke even in the money department and was glad to know my home was in good order afterwards.

yes--do it. It'll be money well spent on either possible savings on repairs...or at worst you'll have peace of mind that you've got a house very well built.

Yes. I had a third party inspection before closing *and* before the one year warranty.

After 11 months living in our home, one design flaw had become apparent, and several other things that needed attention were addressed. The inspector I use isn't the cheapest, and I feel it was a worthwhile investment - both in the results I got (fixes outweighing the cost of the inspection) and the peace of mind I got.

The reason I asked Paul Wingert to do my 11 month inspection is that he spends longer inspecting a house than any other inspector I've come across and produces a solid report with a CD full of photos. I've found that useful in communicating with the builder warranty folk.

Whichever inspector you use, I feel it pays to get peace of mind and a laundry list to hand over to the builder's warranty folk.

We were very pleased with our builder, and yet I would also strongly suggest inspection(s). We had two inspections done--at critical junctures of the build.

The guy found a lot, and SPH fixed everything each time. When I mentioned "it seems like a lot to me" our inspector said "not really--fairly typical". That is--not to knock SPH, because we think they did a great job. Not being versed in inspecting a home in the middle of its construction, I had no idea about what the inspector would find--so I think this is why it seemed like a lot to me.

Definitely worth it--they caught things I would never have found out about until years later and thousands of dollars in repairs.

An additional idea for everyone is to keep a running list of repair items you come across as you live in the house. Just make sure to write it down as soon as you notice an issue, otherwise you will forget about it come month 12.

We had an inspector do ours before our warranty was up. He found a few minor things, and StanPac has been most cooperative so far. We have yet to establish a mutually-agreeable time to meet, but will be able to free up some time after school is out.

We had a leaky window, too, probably the same day as Tal and Jenna. It happened that Saturday rain came down in buckets! They fixed it the following Monday.
