We currently live in a StanPac spec house in SW Austin that we love, and are moving to Mueller this Summer. When we spoke to StanPac, the sales rep was very frank with us that 'anything which might hold up the process won't happen' - even things like adding outlets!
We liked their models but it seemed to us that they are either overstretched or else just suffering from the trades shortage that is impacting all builders. Maybe they've been left holding the bag on too many missed timelines and now they're cracking down. We ended up going with Wes Peoples and while their communication has been good, they're definitely spread thin as well, though much more receptive (at least for our needs) than StanPac was. I guess I appreciate StanPac's sales rep telling us up front that our expectations should be lowered rather than making the sale only to let us find out that we would have very little input!
According to our realtors, David Weekley does have one of the best construction processes in town.
That's a pretty huge mistake, so I'd be sure you're happy with the amount of credit they're offering you. It may be sufficient for you to walk and get your earnest money back since the house they're selling you is no longer the one you went under contract for.
Having said that, I'm some guy on the Internet and not an attorney or a realtor. I'd want some serious credits though!
Keep in mind too that all the builders are feeling the pinch now versus even a couple years ago - our super told us that a house they used to be able to build in 90 days is now about twice that long. Chances are David Weekley is no different, even if their system can handle the hiccups more easily.
I have had my StanPac home for over 6 years and every single one of my experiences with them has been nothing less than wonderful. They have always been attentive to my needs and helped me with anything I have requested. I feel they have always gone far and beyond expectations. Sorry you are not having the same experience. They lots are very confining for people wanting lots of outdoor space. I do remember the golden rule when buying a home: Location, Location, Location.
For what it's worth, I don't think it's a reflection on StanPac as a company so much as our local market. Demand outpaces supply and it's tough for any builders to get things done at a level of quality we've come to expect.
I would imagine that six (or even two or three) years ago was a different story. Still a hot market but not as stretched as it is today.
