PUD Form for refinance - HOA is charging $250 to complete a form

I'm trying to refinance and need the attached form completed. Apparently Alliance is charging $250 to complete the form. Does anyone who has refinanced or have experience with these types of forms have any suggestions? It has to be completed by an HOA board member and I don't even know whether we have any resident board members yet.

We refinanced a yard home last year but I have not heard of this form. I suggest you check with Jennifer Harvey.

I closed on a refinance of my affordable row yesterday. Home base charged me $600!! When I asked why they're charging me $600 nobody knew since they don't have to do anything other than say yes or no. Not only that there is no documentation of the fee anywhere on our title packet. All the title packet says is to send the refinance request to the association. The fees they charge are just a scam. The board really needs to look into this.

I refinanced my row home in February through CapStar Lending, and they did not require any such HOA or PUD forms. They did require proof of insurance for the property / structure, which I receive in the mail annually, as well as my own condo insurance policy. They also required a copy of the survey done when I originally purchased. It was the most straightforward refinance I've ever experienced, with the lowest costs.

Different lenders have different requirements, and different fees, so it really pays to shop around.

$250 for filling out the form is new. I was not charged anything for filling out the form however they did charge me a fee for the refinance. The difference is under the Mueller affordable program there's a 2nd lien on your house.

Homebase (our HOA) charges $600 fee for affordable homeowners to refinance and they can enforce it because of the lien on the home. The form they give us to request a refinance has no mention of this fee and not even my lender UFCU knew about it until the 2 days before closing. I looked over our closing title and all the information about the HOA when it comes to refinance and nowhere was it disclosed there would be such a huge fee just have one person make you're up to date on Dues and its OK to refinance.

I had no choice but to go along with it because of interest rate I was getting but we should look into getting someone else to manage Mueller. These guys are starting to get really shady with their hidden charges.

Hi Daniel,

I've assisted several folks refinance a row home and thus far I've not had to have a completed PUD form as part of the approval process--we just request our mortgagee info be included on the HOA master insurance policy as Henry referenced.

I did learn of the HomeBase HOA fee back in January when I was assisting on a Mueller refinance and even made the comment at that time to the folks at HomeBase that it would be a good idea to make that "public knowledge" to all the affordable row home owners by whatever means possible.

I also know that by in large Alliance will charge for most anything and I am afraid you are going to have to bite the bullet and pay the fee unless you can get a board member to waive it and check with Jennifer Harvey like Betsy referenced.
