Meritage Options

Seeing on how the David Weekley homes are comparable to Meritage ones, can anyone purchasing a Meritage home post some of the option prices that they are offering?

I'd really just like to know what another builder is doing before selecting my own options with DW.

We had our design meeting already. I'd be glad to share any prices I can remember... what were you looking at in particular?

Found the price sheet for Meritage. Our home at least. I wonder if they have different options/prices for the different plans? The only prices I have are on what we upgraded. Carpet pad upgraded to 1/2 inch was $445. We made the tile backsplash a diamond rather than a square $234. Added some accent pieces to the backsplash $450. That's really all we added. Oh, some extra outlets/phone jacks. Nothing really amounting to much. We tried to add the half garden wall in the back, but weren't able to by the city's easements. Sorta wish we had done hardwood where there is carpet, but it was way too much. Only price we got for that was that the living room which is around 16'X14' was going to be $3000ish. It wasn't even the type of hardwood I wanted. The kind I wanted was like 3 upgrade levels from that. Didn't ask how much that was. That stopped us from inquiring more about the other rooms to do hardwood. Thought we'd add it after we closed, but I can't see throwing out perfectly good new carpet. So we are just sticking with the carpet until it gets worn and then putting in the wood.
Anyone else have any other info on upgrades?

Hey everyone,

I have my design appointment on Thursday (May 29th) and am pretty scared about the sticker shock. I know I want upgrades and I'm willing to pay for them, but I know there is no way I'm going to be able to decide the day of. Is there any way for me to get a price list on my house (Benson) or get a feel for how much specific things will cost me? I tried to go to the design center, but I can't be helped until Sunday (when I'm sure there will be tons of people there and no help). I just wanted to see if anyone had any suggestions on that stuff.

Belinda has a list of all options (and their costs). You just have to ask her for it. I still don't get why they don't make that readily available. Good luck! We found the upgrades to be fairly reasonable.

Don't ask Belinda about the options. She's not forthcoming with that info at all. Sadly, the Meritage people are ridiculously unresponsive.

Belinda has a complete list of all the options and their prices. We asked and were provided with it. You'd think they'd want to make sure you had it to ensure you'd spend more money :)

This is exactly how we feel, so I am glad that it is not just us and that other people feel the same way. We want to get in the Phase II and are in the process of deciding which home to go with, and it seems that Meritage is becoming less of an option only because sales staff are not very responsive.

I wonder if other "newcomers" have the same experience...

Let me preface this by saying we have had zero experience with Meritage. We have, however, had extensive experience with the David Weekley staff (especially Kara) and have found them to be exceptionally responsive and easy to deal with.

That doesn't mean they can give you anything you want, or that you won't be disappointed by some of the changes you can't make to the plans. But the Weekley staff (from the sales office to the design center) have been really good to work with. They also have PDFs of their option pricing for each plan, and had no issues with sending them to us when we asked.

In the pioneer stage, you really didn't know what house you might be buying, so the options were not the main consideration. We went in to our meeting hoping to buy the one story home, but the couple right before us bought the last one. Once we did choose the Royal, we were given the list of structural options such as the bathtub upstairs or adding the shower downstairs. We had access to a picture book of optional light fixtures, ect. and given prices for those. In reality, there are many things on these homes that some builders charge for such as rocker light switches that are included as well as a pretty decent lighting package and plumbing package. We have purchased homes of equal value to this one before and have had to pay for rain gutters, sprinkler systems, fans in more than 3 rooms ect. Of course most people are interested in the decorating options. We found that Meritage was like other builders we have worked with where the design center was where you nailed down the prices on the carpet, ect. The couple that were there the day we made choices wanted tile, wood, and carpet but none in 2 rooms together. It does seem that it would be hard to make a sheet up ahead of time that could cover all of those. If my memory is correct we chose an interior paint color, cabinet color and wood type, countertops, flooring, fireplace tiles, There was no stone, exterior colors, or roofing to choose as that was predetermined. Out of all of those I guess the carpet and tile is where a person can really go wild. We had gone to Floor KIng two times before our real appointment. We asked a Meritage rep what our starting point was for Mueller homes and started matching up what we liked. They really did not seem to mind this as long as we weren't using samples that an appointment customer might want. By the time we went in, we had picked out everything except grout colors. N o matter what builder, if you really intend to do some exotic tile, wood and and carpet you will be better off taking a standard choice for now and upgrading after you move in. For us, we found that $5000 got the cherry cabinets we wanted, a nice carpet, a decent tile, a good looking granite countertop and a good looking slate fireplace.
