Intelligence on Phase 2

I just talked to my construction manager - he is finishing up the last house right now and will be done then with phase 1.

He also said that Meritage just signed a contract for phase 2, and that they'd start work on 95 additional homes later this year.

Meritage has their Phase 2 homes up on their website: http://www.meritagehomes.com/builder/me ... 67-Mueller. It looks like they've kept the same floorplans and added new elevations.

on a side note, those wide angle photos sure make those rooms look big! (maybe that is a related comment, come to think of it)

We were told by a different builder that they expect to have the Phase 2 streets completed by June, construction to commence soon thereafter. :wink:

So when will we get actually prices, know if there's a pioneer process, etc for Phase 2 more generally? Not that I expect you guys to know, but thought I'd ask. :)

I know the GC is first come first served after the last pioneers from phase 1 are done. My underground moles are telling me that there is a lot of interest in the one GC in phase 2.

Received a voicemail from someone at Meritage last week with the "you must decide in 48 hours" thing (after not hearing anything for months about Phase II).

Talked to Belinda over the weekend, and it sounds like they're trying to mow through whoever's left on the Pioneer list and get the houses onto the regular market? (I'm kinda thinking the houses will end up being cheaper once released onto the market - thus, the 48 hour "hard sell")

I had heard that Meritage had several hundred on their waiting list, or maybe their Pioneers+interested parties list. So I don't imgaine that their Phase II homes will ever hit the "open market". Especially if they execute the way they did in Phase I.

Seems like for 'new' products, i.e. Mueller Houses, traditional condos, shop houses, they would want to do another pioneer process.

Particularly if the Mueller houses are going to be how they claim to address the gap* it seems fair to let Affordable pioneers who now are too "rich" to qualify and market pioneers who applied based on the initial misleadingly low prices and then couldn't buy to jump to the head of the queue. Of course the former is much easier to identify than the latter.

Just my $.02...
