Base Price Increases
by Kevin Ludlow on August 19th, 2007

Has anyone gotten confirmation from DW about what the increase X houses sold is?

Meritage said that they were increasing the base price by $1,500 for every 10 homes that were sold.

A few weeks ago at the DW sales bldg they said the prices would go up $10,000 after every 10 houses are sold.

I don't know if this is still the case and I have not had my sales appt.

Sorry they said $2,000 (not $10,000) increase after every 10 houses sold.

I was told $2,000 for every ten that were sold but there could be bigger jumps at the end of each section or phase. Of course all of that is dependent on how sales are going.

After selling the only two SoCo houses available in the first block, David Weekley has already increased the price of future SoCo homes by $10,000! I am livid.

The sales office has been pushing very hard to sell the Willie, which undoubtedly is lagging due to the steep jump in price over the initial range for the SoCo. This outrageous move is probably an attempt to force anyone who was on the fence into a Willie.

At this juncture, the cost of a SoCo without upgrades is $20,000 more than I anticipated when I signed up for the Pioneer Program! David Weekly is in the process of excluding anyone who falls in the gap between those eligible for affordable housing, and those who can comfortably afford a $300,000+ home. I thought the Mueller development was supposed to be a diverse and vibrant neighborhood, but so much for the middle class having a chance to get in!

Dear Mueller Pioneer,

Since you are on the waiting list for the SoCo floorplan, we would like to inform you that, as of today, the base price has been increased to $279,990 for elevations A/B and $283,990 for elevation C.

We have not released more SoCo homesites yet, but when we do, this price increase will be apply. We still have some Willie floorplans available at the introductory base price of $299,990 and $304,990. If you would like more information on any of the remaining floorplans or to set up a Purchase Agreement appointment, please call us at our office, 512.474.8855.

Thank you,

Kindal Mitchell and Kara Wheat

Yea, not sure how to say it nicely, but that's just bullshit.

I've never felt more like my back was against a wall than while working with DW in the past few weeks. I don't even know who to blame at this point. Kara and Kindal aren't entirely sympathetic to it, but at the same time, what are they supposed to do?

I've spoken with some people a bit higher up the ladder at DW, and while they were courteous to listen, they are entirely apathetic to the matter.

Perhaps it's unfair to say this without having really experienced the other builders first, but I truly hope that they do NOT get invited back into the next phase of development.

DW is supposed to have such a good reputation and I'm not sure exactly why that is after this process.
