TCAD Appraisal Protest: reset to original sale price?

One of my neighbors mentioned that in 2009 his protest resulted in getting his appraisal increase reset down to his original sale value of the year before. Full disclosure: my issue is largely founded on the fact that in the vivid rush of modern life, I failed to file a protest last year when my appraisal leaped nearly $60,000 from the sale price. I've filed a protest for 2010, but I'm trying to collect any stats I can on whether my neighbor's experience was typical. I'm sure it's deeply unlikely that I'll make any headway with this argument but I'd like to take a stab, all the same, since the stakes are relatively high. I'd love to hear from anyone who protested or succeeded in lowering a similar increase back to their sale price in 2009. For the record, I'm living in a Meritage Royal model. Thanks!

We had the same experience. We had ours lowered to the sale price in 2009.

We were able to get our appraised value for 2009 lowered to significantly less than our sale price from Oct 2008, to the tune of about 10% below, starting from about 4% above. I'm struggling to remember what data we used but I had done a couple different analysis on homes sold in Mueller during some period around when the appraisals were done and could show for comparable homes a lower price per sq footage then we paid.

I could track down the data set and analysis if anyone is interested. I was really surprised at how effective our protest was - not sure if it was the data presented, my husband's negotiating skills, or my cute daughter who went along - maybe all of the above. It was an informal protest rather than the formal protest.

I would be really interested in that data, or any data for Mueller. I have a hearing on Monday. I am pretty sure it will be easy to get the appraisal lowered to the sales price, but it would be better to get it even lower than that.

I was told by my former realtor that the actual sold price should be reduced by the BCCST value (seller incentive discount) listed at the bottom of
the sale data. That certainly would lower the price/sq amount. Two houses were sold in last March and last June for about $135/sq and a few were in $150/sq range.

I think if this is reset to the original sale price, it would beb better for everyone. I say that because I am working at uk assignment help service currently, and I want to buy this at the best price possible. I don't want to overpay.
